Read a Site Plan

A site plan, site layout or drainage plan as a PDF or an image. The reader records only the figures printed on the drawing. It does not scale off the plan and it does not estimate: anything not printed comes back blank for you to fill in. Everything it returns is subject to confirmation by the designer.

Every figure is shown against the text it came from. Correct anything that is wrong and fill in anything blank. Where the plan prints the parts but no total — two roof planes, three paved areas — they are listed underneath: tick the ones that belong and apply the total. These are the numbers the tank will be sized on, so they are worth a proper look against the drawing.

• It reads printed text. Most consent and site plans carry an area schedule. Where they do, the reader picks those figures up and shows you the wording it read them from.
• It does not measure. No area is derived from the size of a shape on the drawing or from the scale bar. An estimated area that ends up in a council submission is worse than a blank one, so a blank is what you get.
• It suggests a council, it does not choose one. The address is geocoded to a territorial authority and pre-selected. Confirm it: the council determines which method legally applies.
• You still split the areas. The calculator needs to know which areas drain to the tank and which bypass it. That is a design decision and it stays with you.
• Everything is subject to confirmation by the designer. The figures here are a transcription of what the drawing says. They are not a survey, they are not checked against the ground, and they carry no more authority than the plan they came off.
